Multi-Unit Inspections

Multi-unit inspections are available for duplexes, triplexes, four-unit properties, and select small apartment buildings. Inspections focus on the condition of each accessible dwelling unit, as well as shared systems such as roofing, structure, electrical, plumbing, and HVAC.

11 Month Warranty Inspections

An 11-Month Warranty Inspection is performed near the end of your builder’s one-year warranty to identify defects or issues before coverage expires. We inspect the home’s major systems and visible components, including the roof, structure, HVAC, plumbing, electrical, and interior.

Radon Testing

Radon Testing measures the level of radon gas, a naturally occurring, odorless radioactive gas that can enter a home through the foundation. Using specialized equipment, I monitor the indoor air to determine whether radon levels are elevated and if mitigation may be recommended.

Surface Mold Testing

Surface Mold Testing identifies and evaluates suspected mold growth on building materials or household surfaces. Using swab or tape‑lift sampling, I collect material from the affected area and submit it to an accredited laboratory for analysis. The results confirm whether mold is present and identify the specific type, helping you understand the extent of the issue and whether further remediation or moisture investigation may be needed.

Wood Destroying Insects

A Wood‑Destroying Insect Inspection evaluates the home for evidence of termites, carpenter ants, carpenter bees, and powder post beetles—common insects that can compromise structural components if left untreated. I inspect accessible areas of the foundation, framing, exterior, garage, and other vulnerable locations for signs of activity, damage, or conducive conditions. This inspection is often required for certain real‑estate transactions. FHA, VA, and USDA loans commonly require a WDI inspection (also called a “termite inspection”) to document that the property is free of active infestation or significant damage.
